Following your viewing keep us updated with your thoughts!

  • If you wish to rent the property we will speak to the Landlord on your behalf to get everything agreed in principle before you are required to complete application forms and pay your application fee.
  • If this property is not for you, let us know why so we can understand your requirements better.

Once a tenancy has been agreed in principle, references will be required for all tenants, over the age of 18, who wish to live in the property. These references generally take 7 – 10 working days. An application form and relevant fees should be returned to Property Shop ASAP to allow the property to be classed as Let ('subject to referencing'), providing exclusivity to you.

Application Fees are payable as follows;

1st Applicant named - £75 + VAT Further named applicants - £60 + VAT per person (over 18yrs of age)

The Application fee is a one off payment to cover administration and referencing. This fee is not refundable if you withdraw, or your application is unsuccessful. However if the property is withdrawn prior to tenancy being confirmed the application fee will be returned. Two forms of Identification are also required, one must be photographic

Once acceptable references have been received we can confirm a date to move into the property. Your fist month's rent, and deposit, must be paid in cleared funds (cash or bankers draft). Personal or Company cheques can be accepted if sufficient clearance time of 7 working days is allowed. You must have contents insurance in place to cover your belongings. Our Lettings team will be happy to advise you upon specialist tenant insurance product available.

On the day you move into the property, an appointment will be made for you attend the property to read and sign the tenancy agreement1, pay your first month's rent and deposit and go through the inventory. After this we will register your deposit.

A tenancy agreement is a legal document signed by the Landlord (or Agent) and Tenant that identifies the rights and responsibilities of each party in line with the occupation of a property. Property Shop will prepare the tenancy agreement for the letting of each property, tailoring it to match the requirements of the Landlord and Tenant. Most commonly an Assured Shorthold Tenancy Agreement is used, with a minimum term of six months.

The deposit is paid by the tenant to the landlord or their agent prior to taking occupation of the property. The Housing Act 2004 introduced Tenancy Deposit Protection for all Tenants and deposits paid from 6th April 2007. Landlord's obligations

There are several legal obligations that you as a Landlord are required to meet at all times

  • Tenancy Deposit Protection
    This applies to all Assured Shorthold Tenancies (AST's) in England and Wales, where a deposit is taken. Under this legislation Landlords are required to join a statutory tenancy deposit scheme if they take deposits, meaning that deposits are safeguarded so that tenants will get all or part of their deposit back, if they have kept the property in good condition and entitled to get it back. There are two types of scheme that are available; custodial and insurance based.
  • Energy Performance Certificate (EPC)
    This is required for all rental properties being marketed to let, from 1st October 2008. Property Shop has associations with a number of qualified Domestic Energy Assessors, who are able to produce these certificates, which remain valid for up to 10 years.
  • Taxation
    As a Landlord you are required to pay tax on the income you receive, but the taxation level depends on whether you are classified as a UK resident or an oversees Landlord. If you are going to be living oversees whilst your property is let you will need to complete form 'NRL 1' prior to the property being let.
  • Lender Consent
    If the property is mortgaged, consent to the letting of your property must be obtained from your lender, to avoid breach of your mortgage terms.

Tenancy Deposit Scheme

As a residential landlord offering assured short hold tenancies, it is now a legal requirement to register your tenant's deposit with a tenancy deposit scheme. We are registered members of The Dispute Service, one of three governmental approved schemes.

Certificates

You must provide new tenants with a copy of the energy performance certificate and Landlords Gas Safety Certificate where relevant.

Tax

Rent is income and is therefore taxable and your tax liabilities may change as a result.
